Austin has officially become the slowest major housing market in the United States.

  • 106 Days on Market: In December 2025, the typical Austin home took 106 days to go under contract—nearly double the national average of 60 days.
  • Sellers Outnumber Buyers: There were roughly 128% more sellers than buyers in Austin at the end of last year, the largest imbalance of any top-50 metro area.
  • Price Corrections: Median sale prices in the metro area dropped over 4% year-over-year as of late 2025, a significant departure from the double-digit surges seen during the pandemic.

Why the Sudden Slowdown?

Several factors have converged to put Austin’s market into a “Great Housing Reset”:

  1. The Homebuilding Boom: Unlike land-locked coastal cities, Austin (and much of Florida) responded to high demand with a massive surge in new construction. That inventory is now hitting the market just as demand has cooled.
  2. Affordability Burnout: Prices grew so fast that many local workers were priced out. Even with recent dips, many potential buyers find it more affordable to continue renting rather than take on a mortgage at current rates.
  3. The End of Remote-Work Mania: The flood of affluent remote workers that drove the initial spike has slowed as “return-to-office” mandates become more common.

While Austin holds the crown for the slowest market, it’s not alone in the cooling lane. Other former pandemic darlings are seeing similar trends. Markets like 

San AntonioFort Lauderdale, and Miami are also reporting significantly longer times on the market, ranging from 92 to 99 days.

The Silver Lining for Buyers

If you’ve been waiting on the sidelines, this “slowest” designation is actually good news. For the first time in a decade, buyers in these regions have significant leverage. Redfin agents report that sellers are increasingly open to offers well below list price and are more willing to negotiate on repairs and closing costs.

Whether this is a temporary dip or a long-term stabilization, one thing is clear: the days of blind bidding wars and “sight-unseen” offers in the Sun Belt are over for now.
